About Paramus, NJ

Paramus is a suburban borough located around eight miles west of Upper Manhattan in Bergen County, New Jersey. Paramus is the second largest among 70 municipalities in Bergen County. One of the main draws for Paramus buyers are the low property taxes, and the convenience of living in close proximity to great shopping with four major malls and fantastic commuting options. The Garden State Parkway, Routes 4 and Route 17 cut through Paramus, providing a convenient route for driving into New York City and other New Jersey municipalities. Along with being a retail hub, Paramus offers a sense of quiet suburban life in residential neighborhoods, and access to the outdoors with two large county parks, as well as many smaller neighborhood parks and four golf courses.

Residential Real Estate

Paramus has one of the lowest tax rates in New Jersey. The town offers an eclectic housing mix with new developments, large contemporary homes and mid-century modern ranches, Cape Cods, and split-level homes built in the 1950s to 1970s.​​ 

Lifestyle

Paramus is an ideal base for commuters. The intersection of Routes 4 and 17 is the busiest interchange in New Jersey. Paramus is one of the East Coast’s premier retail destinations—its shopping malls provide everything you could ever need without leaving the community! It’s also the site of the Bergen Regional Medical Center, which is the largest hospital in New Jersey. Commercial development is mostly restricted to the areas close to the highways, and most of Paramus consists of peaceful residential neighborhoods with a relaxed suburban atmosphere. From county parks and golf courses to an endless variety of retailers, Paramus is a small community with a lot to offer.​​​​​​​

 

Shopping

Garden State Plaza: features around 335 businesses anchored by Macy’s, Neiman Marcus, and Nordstrom department stores. Other retailers include premium fashion brands such as Boss, Gucci, Louis Vuitton, Salvatore Ferragamo, and Versace.

The Shops at Riverside: an upscale retail hub with high-end home design stores such as Arhaus and Williams-Sonoma alongside fashion brands like Ann Taylor, Banana Republic, Francesca’s, Hermes, J. Crew, and Jimmy Choo. This shopping destination also has a Bloomingdale’s department store, a Barnes & Noble bookstore and café, and an AMC Dine-In movie theater.

Paramus Park: contains over 100 businesses, including outdoor gear brand L.L.Bean, stylish fashion store Old Navy, and a Macy’s department store and Macy’s Backstage discount store. Stew Leonard’s at Paramus Park is part of a small chain of high-end supermarkets named “the best grocery store in America” by Eater.com and “the Disneyland of dairy stores” by The New York Times. Stew Leonard’s sells farm-fresh produce, signature Stew Burgers, and other gourmet groceries in a fun environment with animatronic displays, costumed characters, and a petting zoo.

The Outlets at Bergen Town Center: has over 100 stores offering steep discounts on brands such as Adidas, Disney, Nike, Nordstrom, and Tommy Hilfiger.​​​​​​​

 

Parks and Recreation

Paramus Golf Course is an 18-hole municipal facility offering challenging play for golfers of every skill level.

Saddle River County Park runs for almost 600 acres along the Saddle River on the west side of Paramus. This park has a six-mile hiking and biking trail, as well as a scenic waterfall, a lake, and ponds where fishing is permitted.

Van Saun County Park covers 146 acres. Facilities here include basketball and tennis courts and baseball, softball, and soccer fields.

Bergen County Zoo at Van Saun County Park is home to animals such as mountain lions, prairie dogs, and red wolves. The zoo also has an amphitheater for live animal shows, a carousel, and train and pony rides.​​​​​​​
